Tenant Letting Procedures

Town & Counttry Letting Procedures:

1. When you have seen a suitable property you will be asked to put down your administration fee of £120.00 for one tenant, £150.00 per couple or £85.00 per person for sharers. Please note that these fees are inclusive of VAT and are non-refundable.
2. You will then be asked to complete a tenant application form. Please provide as much information as possible to assist your application and return the form to our office within 48 hours with 2 forms of ID (one must include a photo). Our referencing agency will obtain all references; this can take between 48 hours and several days dependant on how quickly your referees respond and whether or not you require a guarantor.
3. We will contact you once we are in receipt of suitable references. You will then need to book a sign-up appointment in order to sign the Tenancy Agreement. This will take place at our office, taking approximately 30 mins. All tenants and guarantors will need to be available to attend this appointment. Appointments are available from Monday to Friday, unfortunately we are not able to arrange appointments for Saturdays.
4. Payment for the first months rent and deposit must be received and cleared prior to your sign-up appointment. The full amount due will be confirmed upon booking the sign-up appointment Payment for the first month's rent and deposit must be paid in cleared funds on or before the moving in day. These funds can be paid by cash, debit card or credit card, please be aware there is a handling fee for credit cards.
