| What Happens Next when you rent a property through Town & Country Lettings |
|
- When you have seen a suitable property you will be asked to complete a tenant application form, please provide as much information as possible to assist your application, return the form to our office with an administration fee of £110.00 (inclusive of VAT of £16.38) for one tenant. For two tenants or more the fee is £65.00 per applicant (inclusive of VAT of £9.68). Please note that this fee is non-refundable, unless the landlord withdraws the property.
The property will be held for you whilst our referencing agency obtain references, this can take between 48 hours and several weeks dependent on how quickly your referees respond and whether or not you require a guarantor.
- We will contact you once we are in receipt of suitable references and at this stage we will require payment of your deposit, which is normally equivalent to one months rent, plus £100. If you are making payment by personal cheque please allow at least five working days for clearance.
- Please arrange an appointment with our office to sign the Tenancy Agreement, this will take approximately half an hour and all tenants will be required to sign the agreement. Appointments are available from Monday to Friday between 10.00 am – 12 noon and 1.00 pm – 4.30 pm, unfortunately we are not able to arrange appointments for Saturdays.
- Payment for the first months rent and deposit must be paid in cleared funds – cash or bank transfer. We are not able to accept personal cheques on the moving day.

Personal cheques require five working days clearance.
